Concrete Driveway Replacement

OUR PROCESS
Step 1. Prepare a Detailed Site Plan & Measurements
We measure the length of your driveway in linear feet. Measure the width of your driveway in linear feet. Multiply the length x width to calculate the total square footage of your driveway. We then do a scale of drawing to create a site plan that will be submitted to the city with the permit application and receive a permit.
Step 2. The Contract
We have a fixed price contract that spells out exactly: outlines the scope of work, how much the project will cost including all permits (Local authorization), materials and labor, the timeline detailing exactly how long the project will take, including start and end dates, payment terms, termination clause and clean-up process after the project is complete.
Step 3. Permit Application
We abide by the Building Code and all other Ordinances of Your city, And work closely with city inspectors. The City requires that a Building Department Permit be obtained before proceeding with any construction, alteration, addition or demolition of any building or accessory structure. The city issues permits and arranges to inspect work and materials to ensure that all activity conforms to the Ordinances of the city.
The old driveway must be taken out, We then examine the base of the driveway closely to determine Its condition, it may need material added to it to create a strong base. All included in the fixed price above, and no additional cost to the homeowner.
Step 5. Proper Stone & Gravel Base
Set up of Framing and grading. A layer of stone is followed by 4 to 8 inches of compacted gravel, depending on site conditions. The excavation work creates voids which must be filled. A 4 to 8 inch base is necessary for a quality driveway. This will make up for any material that is removed, and help prevent possible deterioration. Included in this process is setting the gravel pitching away from the house for proper water circulation taking care of drainage and compacting the ground-solid base.
Step 6. City inspection
A city inspector does a "Pre pour walkthrough approval” and checks if all the proper steps have been taken and everything is up to code.
Step 7. Concrete Pouring & Concrete Finishing
Concrete finishing is a process that strives to create a smooth, durable surface. When finishing concrete, timing is crucial and we pay close attention to the condition of the concrete, we have several techniques for this process to ensure a strong and durable concrete base. Once we've formed and poured the concrete we are ready to start the finishing process.
Step 8. Concrete Cure & Sealer
Once you’re done with finishing, let the concrete dry and achieve full strength, this is called curing. You can use your concrete for light foot traffic 3 to 4 days after placement, and you can drive and park on your concrete after 5 to 7 days, but curing isn’t complete until the 28 day mark. Once the concrete is fully cured, we apply a protective sealer to prevent stains and prolong the life of your slab.
Step 9. Saw Cut Control Joints
Saw cuts are used to create control joints in concrete, which help control where cracking occurs due to shrinkage. The cuts are made at a predetermined spacing and only after the concrete has obtained sufficient strength but before internal cracking begins. Therefore, the timing of saw cuts is critical, we saw cut the control joints in the concrete 24-48 hours after the Finish process.
Step 10. Cleanup & Landscaping
We do a full clean up of the worksite, we clear out all the debris from the soil and any other debris that was left from the work that was performed. In most cases the grass around the driveway gets damaged so we pour topsoil to allow the grass to grow again.
Step 11. Final City Inspection
The city inspector is called back to the job site, verifies that everything was done up to code, approves the job and closes out the permit.
Step 12. Project Closeout & Final Payment
Our project manager will confirm that all project requirements have been satisfied, all work has been completed, all promises have been kept, and you are satisfied with the project outcome. We then collect final payment and close out the contract.
